Leasing a property owned and managed by others is no less of a risk than purchasing a building sold by others. Leasing contracts are ambiguous and generally favor the lessor. The lessee (renter) is commonly responsible for maintaining or repairing any structural, roofing, mechanical, or improvements before move-out regardless of the condition of the property before move-in. It's smart financial business to have the space or property pre-lease inspected prior to signing any contracts, and having a post-lease inspection performed provides documented proof that helps prevent unexpected move-out fees for un-warranted repairs. Covering your bases throughout the lease term and keeping basic maintenance accordingly, helps build trust with the property owners for future business, while hedging the return of your security deposit.

WE DELIVER

  • Our Property Condition Assessments (PCA’s) adhere to the standards set forth by ASTM E2018-08, an industry standard for a baseline property condition assessment.
  • Each client receives a digital copy of the PCA report including photos that highlight potential issues.
  • We are efficient and responsive.

Working closely with our clients we provide them with a PCA Report based on their particular needs and expectations. As each property is different, so are the needs, of our clients. This means that each report can vary substantially from another.
The objective of our inspections is to provide our clients a written report describing the issues discovered, from the observations made within the inspection, as well as research conducted by the inspector. These items are deemed by the inspector to be of interest to our client to help in the decision making process to either purchase, lease or identify maintenance issues for a commercial property.

WE ARE INSURED
